The Challenge

NSW Department of Education (DoE) engaged Cushman & Wakefield to investigate the suitability of Gas Heat Pump (GHP) technology at 18 schools throughout NSW. The feasibility study outcomes enabled the department to consider the inclusion of this technology into its future capital works programs.

DoE appointed C&W with the objective to:

  • Understanding the existing air cooling and heating infrastructure at each school including the status of the existing electrical load demand and power and gas infrastructure
  • Investigation into the cost and feasibility of GHP air conditioning units to replace existing infrastructure to cool and heat learning spaces
  • An assessment of the GHP technology against other methods of heating and cooling learning spaces including financial analysis of capital and operational costs


The Solution

The feasibility study was aimed at assessing the merits of the technology itself against other technologies, followed by assessing the financial and practical viability of each school.

The steps undertaken included:

  • A detailed technology and financial analysis of capital and operational costs by considering different usage and costing scenarios against other methods of cooling and heating
  • A walk-through site visit for each school to visually inspect the existing infrastructure and energy supplies
  • Detailed analysis and calculations of the cooling load for learning spaces to estimate the size of the required GHP air conditioning units for each school.

The Results

Cushman & Wakefield provided a conclusive assessment of the cost benefit analysis of the GHP technology and its feasibility in the schools environment which gave great clarity to DoE. This was supported by the identification of geographic and energy supply scenarios where a more favorable outcome was achieved using GHP in comparison to more traditional air conditioning systems.

As a value-add, this feasibility study has identified at a high-level a number of energy and cost saving opportunities including lighting upgrades and controls, solar Photo Voltaic (PV), and power factor correction.


The Outcome

The conclusive assessment of feasibility study was provided DoE in a short period of time with great clarity on the GHP technology and client was impressed with the value-add service that has given them a different perspective for achieving savings across the schools.
